The Benefits Of Supported Housing

No Arrears

Your rent is guaranteed by your lease with an established housing provider. Leases are generally for a period of approximately 5 - 15 years.

No Voids

As with arrears, your rent is guaranteed by your lease for its' duration regardless of whether the property is occupied or not.

No Repairs

Regular maintenance & general repairs are usually covered by your lease. Usually you will only be responsible for structural problems and sometimes boiler replacement if necessary.

No Tenant Issues

Unlike the Private Rented Sector, the tenant is not your responsibility. They are the responsibility of the housing & care provider. Even if you have a letting agent in the private rented sector, the tenant is ultimately your responsibility.

No Changing PRS Regulation

You are no longer at the mercy of the constantly changing legislation within the Private Rented Sector.

8-10% Average NET Yield

Average NET YIELD is around 8-10% on average. Most private sector properties are advertised showing Gross Yield, which is before the cost of arrears, voids, repairs, management are deducted. By default a supported housing property can be viewed realistically with Net Yield as none of those costs apply. As with all investments, you would need to consider finance & insurance costs however.
